We’re well into the summer season, and as expected, the Fraser Valley market is showing signs of the typical seasonal slowdown. But this year, there’s more at play than just the summer lull.
Here’s what you need to know.

Sales: 1,190 homes sold in July — down 0.4% from June and 3.3% year-over-year.

New Listings: 3,453 new listings hit the market (down 4.6% from June).

Active Listings: Inventory remains elevated at 10,650 — 50% higher than the 10-year average.

Detached: $1,451,100 (↓ 0.5% from June)

Townhomes: $814,900 (↓ 1.2%)

Condos: $519,300 (↓ 1.4%)

What’s Happening?
We’re in a buyers’ market with a sales-to-active listings ratio sitting at 11%. For context, a balanced market typically falls between 12% and 20%. So, if you’re a buyer, this is an ideal time to explore options with less pressure.
Sellers, on the other hand, are needing to get more strategic. Properties are sitting longer — averaging 38 days to sell for both condos and detached homes, and 35 days for townhomes.
What’s Behind the Shift?
According to the Fraser Valley Real Estate Board, the market isn’t just slowing down because of summer — it’s being impacted by economic uncertainty, including ongoing tariff threats. This is creating hesitation on both sides of the table. Buyers are cautious, and sellers are having to work harder to meet the market — especially when it comes to pricing.
