October 2026 Fraser Valley Real Estate Market Update: Sales Up, Still a Buyer's Market
Fraser Valley & Langley Real Estate Market Update – October 2026
by Alex Maldeis PREC*
Fraser Valley home sales picked up in October, but the market continued to favour buyers. Prices held close to September’s levels, and inventory eased as it usually does in the fall.
The Fraser Valley Real Estate Board reported 1,051 sales in October 2026, up 14% from September but down 6.4% compared to October 2025. New listings fell 9.5% from September, with 2,551 properties coming to market. Active inventory dropped 6.1% to 9,164 listings, which was 9.5% lower than a year ago.
Detached homes led the way with 384 sales. They were the only property type to sell more than they did in October 2025, up 1.6%, while townhome sales were down 17.6% and condo sales were down 20.1%. The Board said the price correction in the detached market appears to be bringing these homes within reach for more buyers.
With a sales-to-active listings ratio of approximately 11%, up from about 9% in September, the Fraser Valley remained in buyer’s market territory. A balanced market is generally considered to be between 12% and 20%, so buyers still have plenty of choice and room to negotiate, although the market is a little closer to balanced than it was last month.
Benchmark prices across the Fraser Valley eased slightly again:
- Detached homes: $1,293,800, down 8.5% year-over-year and 0.5% from September
- Townhomes: $742,300, down 5.5% year-over-year and 0.4% from September
- Apartments/condos: $460,800, down 8.1% year-over-year and 0.2% from September
The overall benchmark price for a typical Fraser Valley home was $860,000, down 6.4% compared to last year and 0.1% from September. That is also 14.7% below October 2023. Monthly price declines were smaller than in September across all three property types. These benchmark figures track typical homes and are a useful guide to market trends; an individual property’s value still depends on its location, condition and features.
Across the Fraser Valley, homes that sold took an average of 50 days for detached homes, 37 days for townhomes and 44 days for condos.
Langley Real Estate Market
In Langley, benchmark prices eased again across all three main property types, with detached homes seeing the biggest monthly drop.
The benchmark price for a detached home in Langley was $1,448,100, down 6.5% compared to October 2025 and down 1.6% from September. That was the largest monthly decline for detached homes of any area in the Fraser Valley Board.
Langley townhomes had a benchmark price of $800,600, down 3.7% year-over-year and down 0.2% month-over-month.
Langley condos had a benchmark price of $522,300, down 8.4% year-over-year and down 0.7% month-over-month.
Townhomes continued to be the most active part of the Langley market. There were 76 townhome sales in October, up 24.6% from September and 7% from last year, while active townhome listings fell to 260. Based on October sales and active listings, Langley townhomes had a sales-to-active listings ratio of approximately 29%, up from about 22% in September. That compares with roughly 14% for detached homes and 15% for condos. Langley townhomes are also up 6.0% over five years, the strongest five-year result of any property type in any Fraser Valley Board area.
Detached sales were slower, with 59 sales in October, down 25.3% from a year ago.
Once again, this shows why the overall Fraser Valley numbers only tell part of the story. A detached buyer in Langley has a lot of room to negotiate right now, while a townhome buyer may be competing with other buyers for the best listings.
What This Means for Sellers
For sellers, buyers are still in control in most of the market. Prices held fairly steady over the last month, but they’re still down from last year, so your price should be based on recent sales, not on what homes sold for in 2025.
A strong listing strategy should include:
- Pricing against recent sold comparables and the active listings you’re competing with
- Professional presentation, photography and marketing
- Tracking showings and buyer feedback in the first few weeks
- Being ready to adjust if the market isn’t responding
With homes taking five to seven weeks to sell on average, plan your timing carefully, especially if you’re also buying. If you’re moving up, this market can work in your favour. Across the Fraser Valley, the gap between a typical townhome and a typical detached home has narrowed by $77,400 over the past year.
Langley townhome sellers are in a stronger position than most right now, but buyers are still comparing carefully, so the right price still matters.
What This Means for Buyers
For buyers, there’s still a good selection of homes and room to negotiate on price, subjects, completion dates and other terms. The Board noted that much of the pandemic-era price growth has been erased, bringing affordability to its best level in five years.
That said, interest rates have recently moved higher. Make sure your pre-approval is up to date and you know what your monthly payment will look like before you start writing offers.
If you’re looking at Langley townhomes, be prepared to act when the right home comes along. With a sales-to-active ratio of about 29%, well-priced townhomes are likely to attract other buyers.
Final Thoughts
October brought more sales and steadier prices, but the Fraser Valley market still favours buyers overall. In Langley, conditions vary a lot by property type, with townhomes far more competitive than detached homes and condos, so local comparables matter when pricing a home or deciding what to offer.
For anyone thinking about buying or selling in Langley, Surrey, Cloverdale, White Rock, Abbotsford or the Fraser Valley, the right strategy depends on the property, your timing and the competition around you.
If you’re thinking about making a move, I’d be happy to walk you through the current numbers and help you understand what your home may be worth in today’s market.
