Buying your first home is an exciting step, but it can also feel overwhelming if you are not familiar with the process. Between financing, inspections, legal paperwork, and negotiations, there are a lot of moving parts. The good news is that with the right preparation and guidance, the process can be straightforward and even enjoyable.
This guide outlines the key steps first-time buyers should understand before entering the market.
Step 1: Understand Your Budget
Before starting your home search, it is important to determine what you can comfortably afford.
This usually begins with a mortgage pre-approval from a lender or mortgage broker. A pre-approval will help you understand:
• Your maximum purchase price
• Your estimated monthly payments
• Your required down payment
• Your mortgage rate and terms
Knowing your budget ahead of time allows you to focus on homes that realistically fit your financial situation.
Step 2: Understand the True Costs of Buying
Many first-time buyers focus only on the down payment, but there are several other costs involved in purchasing a home.
These may include:
• Property Transfer Tax (if applicable)
• Legal or notary fees
• Home inspection
• Appraisal fees
• Moving costs
• Adjustments for property taxes or strata fees
Understanding these costs in advance helps avoid surprises during the process.
Step 3: Define Your Wants and Needs
Before touring homes, it helps to clearly define what you are looking for.
This might include things such as:
• Preferred cities or neighbourhoods
• Property type (condo, townhome, detached)
• Number of bedrooms and bathrooms
• Parking or storage requirements
• Commute times
• School catchments or amenities
Separating your “must-haves” from your “nice-to-haves” can make the search much more efficient.
Step 4: Start Viewing Properties
Once your financing is in place and your criteria are clear, the fun part begins.

Step 5: Writing an Offer
When you find the right home, we will prepare and submit an offer to purchase.
The offer outlines important terms including:
• Purchase price
• Deposit amount
• Completion and possession dates
• Conditions such as financing, inspection, or document review
Negotiations may occur between the buyer and seller before an agreement is finalized.
Step 6: Subject Removal and Closing
If your offer includes conditions, there is typically a period to complete your due diligence.
This may include:
• Finalizing your mortgage
• Completing a home inspection
• Reviewing strata documents
• Confirming insurance
Once everything checks out, conditions are removed and the purchase becomes firm. Your lawyer or notary then completes the legal transfer of ownership.
Step 7: Possession Day
On possession day, the funds are transferred, the title is registered in your name, and you receive the keys to your new home.
At this point, you officially become a homeowner.
